What building management software should do
- Turn every resident request into a tracked work order with a contractor, a due date and a photo trail.
- Hold the asset register and compliance calendar — fire safety, lifts, pumps, anchors, essential services — so nothing is discovered late.
- Run the front desk: parcels, visitors, keys, car parks, lift bookings and shift handover.
- Give the committee and strata manager the same picture the building manager sees, without another meeting.
Building management is not strata management
Strata management software is built around the scheme: the roll, levies, meetings and the trust account. Building management software is built around the building: the plant room, the fire panel, the contractors on site, the parcels at the desk and the residents who want to know when the water will be back on. Most Australian towers need both, and in most of them the two live in different systems that never talk.
TowerDesk gives each building one portal that covers both sides. The building manager works in the operational modules every day; the strata manager and committee see the same building from their own dashboards; residents log requests and read notices in the same place. When a repair becomes a capital works decision, it is already in the system the committee uses.
The modules building managers use every day
Work Orders & Maintenance
Resident requests, staff-raised jobs and scheduled tasks become work orders with priority, SLA timers, photos, contractor assignment and automatic status updates back to the resident.
Preventive Maintenance Schedule
Recurring services — pumps, fire systems, lifts, HVAC, anchor points, backflow — generated automatically with the contractor, frequency and evidence attached.
Compliance & Essential Services
Annual fire safety statements, lift registration, pool and cooling tower inspections and contractor insurances tracked with due dates, reminders and the documents that prove it.
Parcels, Keys & Visitors
Parcel logging with resident notification, a key and fob register with return reminders, and a visitor centre that can issue time-limited plate passes through Avigilon Alta.
Car Parks & Lift Bookings
Allocated bays, visitor parking, EV charging bays and lift move bookings with rules per building, so the goods lift is never double-booked on a Saturday.
Shift Logs & Incident Reports
Concierge and security handover notes, incident reports with photos and follow-up tasks, and a full activity log for the committee and insurer.
Where generic tools fall down
A lot of buildings run on a shared inbox, a spreadsheet of assets and a WhatsApp group for contractors. It works until it doesn't: the building manager changes, the spreadsheet is on a laptop nobody can find, and the fire contractor's certificate turns out to have lapsed six months ago. General facilities software solves some of this but knows nothing about lots, by-laws, committees or the strata roll — so the resident side stays disconnected.
One record per building
Assets, contractors, documents, work history and compliance evidence stay with the building, not with the person who happened to manage it. Handover is a login, not a hard drive.
Residents close the loop themselves
Residents lodge requests from the portal, see the status change and get told when it is done. That alone removes most of the "any update?" emails a building manager answers each week — see how tracked tickets reduce complaints.
Committees get transparency without meetings
The committee sees open jobs, spend by contractor, compliance status and the maintenance schedule from their own dashboard. Fewer "what is happening with the lift" emails, better-informed decisions at the AGM.
Contractors are held to their paperwork
Insurance, licences and inductions are stored against each contractor and checked when a job is assigned. A contractor with an expired certificate is flagged before they are on site.
Built for how Australian buildings actually run
TowerDesk was built by people who have worked on the operational side of large Australian venues, and it shows in the details: NSW annual fire safety statement tracking, Victorian owners corporation terminology, Queensland body corporate rules, multilingual notices for the communities that actually live in our towers, and SMS through the building's own gateway so per-message costs are never marked up. Data is hosted in Australia and every building is isolated from every other.

What it costs
TowerDesk is priced per lot, not per user or per module: a $59 base fee per building per month plus a per-lot rate that falls as the building grows (from $3.40 down to $1.70 per lot per month). Five staff accounts are included with every building. Every operational module on this page is in that price. The only add-on is financial management — trust accounts, levies and budgets — at $5 per lot per month, for buildings that want the finances in the same portal. See the pricing calculator for your building.

Frequently asked questions
What is building management software?
Building management software is a system a building manager, concierge or facilities team uses to run the day-to-day operation of an apartment or mixed-use building: logging and tracking maintenance, scheduling preventive services, holding the asset register and compliance calendar, managing contractors, and running the front desk — parcels, visitors, keys, car parks and bookings. It is distinct from a building management system (BMS), which controls mechanical plant such as HVAC and pumps.
How is building management software different from strata management software?
Strata management software is organised around the scheme — the strata roll, levies, meetings and the trust account. Building management software is organised around the physical building and the people working in it. TowerDesk covers both in one portal per building, so the building manager, strata manager, committee and residents work from the same record.
Does TowerDesk work for a single building or only for portfolios?
Both. Each building gets its own portal on its own address. A building manager on one tower uses it for that tower; a building management company running thirty buildings runs thirty portals from one screen with a portfolio dashboard across them.
Can residents use it without installing an app?
Yes. Residents use their building's portal in a browser on any phone or computer, with email and SMS notifications. There is nothing to install and nothing to update.
Is it hosted in Australia?
Yes. TowerDesk runs on Australian infrastructure, encrypts data in transit and at rest, isolates each building's data and is built against the Australian Privacy Principles, including a manager-only 180-day retention model for door and vehicle movement records.
What does building management software cost with TowerDesk?
A $59 base fee per building per month plus a per-lot rate from $3.40 to $1.70 per lot per month depending on the size of the building, ex GST, billed annually. All operational modules are included; financial management (trust accounts, levies and budgets) is the one optional add-on at $5 per lot per month.
