What NSW schemes need from software
- The Strata Schemes Management Act 2015 vocabulary: owners corporation, strata committee, capital works fund, administrative fund, strata roll, by-laws.
- Annual reporting to Strata Hub and the data it asks for, ready without a scramble.
- The annual fire safety statement and every other essential-service date tracked with evidence.
- A record that survives a dispute — notices, minutes, votes, work orders and correspondence, dated and retrievable.
NSW specifics TowerDesk handles
10-year capital works fund plan
The plan held against the asset register, reviewed at least every five years as the Act requires, with actual spend recorded against it so the committee sees the gap before the AGM budget.
Strata Hub annual return
Lot count, insurance, committee, manager and building-manager details, AFSS date and the annual fire safety information collated in one export for the return due within three months of each AGM.
Annual fire safety statement
AFSS due date, the accredited practitioner's inspections, defects and the statement lodged with council and Fire and Rescue NSW — with reminders well ahead of the date.
Meetings, pre-meeting voting and committees
AGM within each financial year, committee of up to nine, pre-meeting electronic voting once adopted, minutes distributed within the required time, special and unanimous resolutions tracked.
Levies the NSW way
Contributions by unit entitlement with at least 30 days' notice, 10% simple interest after one month overdue, payment plans and the arrears record — in the optional financial management add-on.
By-laws, breaches and works
The registered by-laws, the breach notice process, minor and major renovation approvals, and the pet and short-term letting rules the 2015 Act and its amendments introduced.
Who uses it in NSW
Strata committees in Sydney's towers and suburbs
Volunteers who want the meeting, approval and communication record in one place, with the managing agent keeping the trust account in their own system. See committee software.
Building managers and BM companies
On-site teams running work orders, contractors, the front desk and essential services — the building management side.
Strata managing agents
Agencies that want every scheme on its own portal, with residents self-serving and the agency's accounting system left alone or replaced by the financials add-on.
Self-managed schemes
Smaller Sydney, Central Coast, Newcastle and Wollongong schemes running without an agent who still owe the Act everything it asks. See self-managed strata.
Disputes and records
NSW Fair Trading mediation and NCAT both turn on the record: was notice given, when, to whom; what was resolved; what was done and when. Every notice in TowerDesk carries a delivery and read record, every meeting its minutes and vote tally, every work order its history and photos, and every document its retention period. Data is hosted in Australia, isolated per building and covered by the Privacy Act.
Pricing
$59 per building per month plus $3.40 down to $1.70 per lot per month by band, ex GST, billed annually, with all governance, maintenance and communication modules included. Financial management (levies, funds, bank feeds, direct debit, reconciliation, recovery) is the one add-on at $5 per lot per month. See the calculator.

Frequently asked questions
Does TowerDesk handle Strata Hub reporting for NSW?
TowerDesk holds the information the Strata Hub annual return asks for — lots, insurance, committee and manager details, building manager, AFSS date — and exports it for the return, which the owners corporation lodges within three months of each AGM. Lodgement itself is done on the NSW Government Strata Hub portal.
What is the maximum size of a strata committee in NSW?
Nine members under the Strata Schemes Management Act 2015. Schemes with two lots have simplified arrangements. TowerDesk records the committee, office bearers and terms against each building.
How much notice is required for levies in NSW?
Contributions must be notified at least 30 days before they fall due. Interest of 10% simple per annum accrues if a contribution remains unpaid one month after the due date, unless the owners corporation resolves otherwise.
Is electronic voting allowed in NSW strata schemes?
Yes. Once the owners corporation resolves to adopt it, pre-meeting electronic voting and electronic attendance are permitted, and the notice must set out how to vote and when voting closes. See our guide to strata voting software.
Is TowerDesk hosted in Australia?
Yes. Data is hosted on Australian infrastructure, encrypted in transit and at rest, isolated per building and handled under the Australian Privacy Principles.
